KODA by Kodasema® is an architecture-led sustainable housing solution both for individuals and property developers.
Prioritizing functionality and minimalist Nordic aesthetic, the houses are designed in Estonia – the world’s most digital nation – and have been engineered to optimize structural and energy efficiency requirements.

KODA Loft Micro (KLM) – L19’5’’, W11’6’’, H 13’1’’ – the smallest.
KODA Loft Classic (KLC) – L24’5’’, W12’11’’, H 13’1’’ – the original size.
KODA Loft Extended (KLX) – L39’9’/42’10’’, W12’11’’, H 13’1’’ – the biggest.
All KODA models are turnkey and can operate either as a residence, retail space, hotel, cabin, café or office – with minimum environmental impact.
As regards site specific matters; we recommend that a general contractor with modular housing experience be engaged by you to advise on the best setup.

Making the most of space, a small and comfortable apartment has functionally been fitted on 19-50sqm – depending on the KODA size you choose. With its luminous atmosphere and high ceiling the house feels twice as big from the inside as it does on the outside.
Deliver one day – move in the next
Your house(s) will be delivered with a trailer in one piece. Installation takes less than a day.
The site preparation is minimal. KODA needs a ground with levelled footing, access with a crane, and connection points for water, sewage, and electricity. Connecting your house to the foundation should be done according to local requirements. Lifting and shifting are done by a local contractor.
One day for installation – pack the toothbrush and move in.
